Apartment buildings
Common-area cleaning for Wasatch Front apartment communities.
Cleaning for apartment buildings and multifamily communities across the Salt Lake metro. Lobbies and common areas, fitness center, common restrooms, elevators, hallways, stairwells, and windows — held to a standard residents notice and prospects see on a tour.
Why this facility is different
Cleaning crews trained for this facility type, not a generic checklist.
Residents are on site 24/7
There is no after-hours in an apartment building. Crews work quietly, keep hallways and stairwells passable, use wet-floor signage, and stay professional every time they pass a resident.
Tour-ready common areas
Leasing tours run all day. The lobby, fitness center, and hallway a prospect walks through are doing sales work — we hold them to that standard, not to a minimum-effort sweep.
High-touch surfaces on rotation
Elevator buttons and panels, stairwell rails, fitness equipment, door hardware, and mail-room counters get disinfected on a set cadence — the surfaces residents actually complain about.
One vendor for the whole property
Common areas, windows, carpet in corridors, and hard-floor care on one account and one invoice. Turnover and make-ready work can be quoted alongside the recurring scope.
What's included
Scope you can hand to a board, not a brochure.
Specific, contracted, in writing. No surprises on the first invoice or the first inspection.
Lobbies and common areas
Entry glass, lobby floors, seating and package areas, mail room, club room and leasing office. Detailed on the recurring schedule and reset for tours.
Fitness center
Equipment wipe-down and disinfection, mirrors, mats, floors, and towel and sanitizing-wipe restock. Higher cadence than the rest of the building because of use.
Common restrooms
Pool, clubhouse, and lobby restrooms: fixture detail, descale, paper and soap restock, sanitary disposal, floor mop.
Elevators
Cab floors, walls and stainless, tracks and thresholds, and button-panel disinfection. Tracks are the detail most vendors skip.
Hallways and stairwells
Corridor vacuum or mop, baseboards and door frames, handrails, landings, cobweb removal, and trash-chute or trash-room areas kept clean and odor-controlled.
Windows and glass
Entry and common-area glass on a weekly or monthly cadence; interior and exterior window cleaning for the building on a quarterly or semi-annual rotation.
How buyers in this category talk about us
Property managers hear about cleaning through resident complaints.
“The complaints we used to get were always the same three things — the gym, the elevator, and the stairwell by the garage. We just don't get those emails anymore.”
Property Manager, Salt Lake County apartment community
Multifamily buyers are judged on renewals and reviews, and common areas show up in both. Our apartment accounts get the same crew on a fixed schedule, a named contact for the on-site team, and a higher-frequency rotation on the spaces residents touch most.
Pricing
Priced by common-area square footage and building count.
Apartment pricing is built around total common-area square footage, unit and building count, and how many floors, elevators, and stairwells the crew has to cover. Days per week, the number of common restrooms, whether a fitness center and clubhouse are in scope, day porting for trash rooms and high-traffic entries, and the mix of corridor carpet versus hard floor all shape the number. Window cleaning, carpet extraction, and turnover or make-ready cleans are priced as separate line items so they can be scheduled without reopening the base contract.
- Licensed, bonded, and insured — certificates and additional-insured status available on request
- Multi-property portfolios on one account manager and one invoice
- Window cleaning, carpet extraction, and unit turnovers quoted as line items
