Advanced Building Care

Property management

One cleaning vendor for the whole portfolio.

Janitorial for property management firms across the Wasatch Front — office buildings, apartment and multifamily communities, and mixed-use properties on one account. One point of contact, one quality standard, and documentation you can hand an owner, so the buildings stay off your problem list.

Why this facility is different

Cleaning crews trained for this facility type, not a generic checklist.

The complaints route to you, not the owner

A missed clean does not reach the owner as a cleaning problem; it reaches you as a tenant email. We rotate from a 75-person local team rather than a three-person crew, so coverage continues when someone is out and the week stays quiet.

A vendor's insurance gap becomes your exposure

Anything that happens on a property you manage is your problem first. We are licensed, bonded, and insured, and we will issue a certificate naming the owner entity before the first clean rather than after you chase it.

One standard across mixed asset classes

A portfolio rarely holds one building type. Office suites, residential common areas, and mixed-use retail frontage run on the same account with the same supervision, instead of a different vendor and a different standard per asset class.

Records you can forward upward

Service and issue resolution are documented per property. When an owner asks what they are paying for, the answer already exists instead of being reconstructed from memory.

What's included

Scope you can hand to a board, not a brochure.

Specific, contracted, in writing. No surprises on the first invoice or the first inspection.

  • Office and professional buildings

Tenant suites, lobbies and elevator banks, common corridors, restrooms, break rooms, and conference space. Day porter coverage available for lobbies and high-traffic entries.

  • Multifamily common areas

Lobbies, club and mail rooms, fitness centers, common restrooms, elevators, hallways, and stairwells. Covered in depth on our apartment page; on a portfolio account it runs under the same contract as the rest of the book.

  • Mixed-use and retail frontage

Shared entries, sidewalks and storefront glass, common restrooms, and corridors connecting retail to residential or office floors — the spaces that belong to no single tenant and get skipped.

  • Turnovers and make-readies

Unit and suite turnovers quoted per job and scheduled against your leasing calendar, so a vacancy is not waiting on a vendor.

  • Periodic and specialty work

Carpet extraction, hard-floor strip and refinish, window cleaning, and post-construction cleanup after a tenant improvement — quoted as line items so they schedule without reopening the base contract.

  • Vendor transitions

We walk the property while the incumbent is still working and schedule our first clean against their last, so a change of vendor is not visible to tenants.

How buyers in this category talk about us

You are judged on the buildings, not on the cleaning contract.

Zero missed nights across all four campuses in the 2024-25 school year.

4-campus Utah charter school network

That account is a school network rather than a property portfolio, and we would rather say so than dress it up. It is the same operational problem though: four separate sites, one standard, one escalation path, every night for a full year — which is exactly what a manager is buying when they hand over a book of buildings.

Pricing

Priced per property, contracted across the portfolio.

Every property is walked and quoted on its own square footage, scope, and frequency, so each building carries a number that stands on its own in an owner conversation or a budget line. Terms, insurance, reporting, and the escalation path are set once across the account. Adding a property later is a walkthrough and a line item rather than a new vendor relationship, and removing one when a management agreement ends does not disturb the rest.

  • Licensed, bonded, and insured — certificates and additional-insured status on request
  • One account manager and one escalation path across every property
  • Turnovers, carpet, floor care, and window cleaning quoted as line items

Next step

Send us the portfolio — we'll walk every property and quote them as one account.

Same business day response. No long-term contract required to get a quote. Most accounts close after a 15-minute walkthrough.
